SEAI gives you two routes to a warmer home: do it yourself with individual grants, or hand the whole thing to a One Stop Shop. Neither is “better” — they suit different people and budgets. Here’s how to choose.
Short answer
Individual grants = cheaper, staged, more control, more admin on you. One Stop Shop = more money in one go, fully managed, bigger jump to at least a B rating.
Individual grants
You tackle one measure at a time — say, attic insulation this year, solar next year. You choose the contractor, pay them, and claim the grant back from SEAI.
- Pros: lowest cost per step, full control, spread over time.
- Cons: you manage each application and contractor, and coordinate the order yourself.

One Stop Shop
A registered provider manages a whole-home deep retrofit — several measures together — aiming for at least a B energy rating. The grant is deducted from the price upfront, so you pay the balance.
- Pros: one managed project, big comfort and BER jump, less admin, financing options.
- Cons: more money in one go; less granular control.
- Best for: a one-off transformation of an older, colder home.
